Buying;

  • Do your research – check out the local area to make sure it offers what you are looking for; local amenities, public transport, good schools etc
  • Find the right property- If you are looking for a project, want to extend or develop discuss this with the selling agent, local planning department and ask a conveyancer to review the legal title for any potential covenants which could prevent this.
  • Mortgage - Talk with your bank/building society or mortgage broker to see how much you can borrow and the affordability of the monthly mortgage repayments
  • Moving costs –Consider all costs associated with the purchase including stamp duty, conveyancing searches, removals, survey, service charges and ground rent if leasehold
  • Offer – carefully consider the offer you want to put forward to the vendors

  • Survey - Organise a comprehensive survey
  • Timescale – we estimate the conveyancing process should take 8-12 weeks if there are no issues to resolve

  • Mortgage early repayment penalties – check with your lender whether you would have to pay any penalty to repay your mortgage on sale.
