Iain Cole

Senior Associate Solicitor

Construction, Building Disputes, Building Contracts, Planning

Location: Bath

Iain leads the Construction department, with almost 20 years of experience dealing with a full range of construction issues, but with a particular emphasis on cases involving historic buildings.

He works with a broad range of construction stakeholders, from developers in the commercial and residential sector to small scale projects for individuals. He is a specialist on listed buildings and restoration projects. The use of traditional materials and methods requires skill and time, and advising on such works requires a familiarity with the construction process that more modern building techniques do not always demand.

Construction activity needs a pragmatic approach to problems and Iain is known for his focused, commercial and proactive approach to contentious and non-contentious areas of construction law.

As well as dealing with disputes, he assists clients at the time when they are putting their agreements and paperwork in place. He supports them in relation to their project formalities and contract needs, advising on all of the main construction contracts, on any necessary contract amendments and warranty documents, and guiding them on professional appointments, helping to create relationship frameworks that create the best chances of each client being part of a successful project and avoiding disputes.

In addition to construction work, he advises on planning matters and on the issues which arise where construction and development projects, large and small, come up against the planning system.
